What is the bank account of Markt058?

You have to transfer the first payment to this bank account yourself manually. You will be informed about this when we send you the contract. Once you are a tenant at Markt058, we will collect the rent from your bank account automatically through a direct debit. For this, you need to open a Dutch bank account.
Do I have to pay for the whole month, even if I move in on a random day?
No, you do not. You only start paying from that starting date of your tenancy agreement. This can be any working day of the week. Please keep your preferences in your profile up-to-date. If we are going to offer you a contract, we will do our best to accommodate your preferences.
Am I eligible for a housing allowance?
You can find out whether you are eligible for a housing allowance at www.belastingdienst.nl The amount of the housing allowance can vary from €226 (for most apartments) to €344 per month (for larger apartments). Click here for an example calculation.

You must state the following amounts when applying for a housing allowance:

Cleaning of general areas €10
Mains services for general areas €3
Caretaker costs €5
Costs of service and recreation area €0
Other service charges do not form part of the calculation rent, which determines whether or not you will receive a housing allowance.
In case the Belastingdienst asks for a copy of your tenancy agreement, you can use the digitally signed contract, which you received via SignRequest.
Can I get housing allowance as a non-EU citizen?
You can also apply for housing allowance if you are a non-EU citizen. For more information, click here.
You need a valid residence permit or work permit to apply for housing allowance.
Can my contract start at any day?
Yes, your tenancy agreement can commence on any given working day (Monday-Friday) throughout the month. You only start paying rent from this day and not the whole month already.

Do I qualify for a remission of municipal taxes?
All households in the Municipality of Leeuwarden receive a tax assessment for sewerage and refuse collection charges and a water authority tax assessment. These assessments the Municipality of Leeuwarden sends you are for personal taxes. Since you live in Markt058 and are recorded in the population register of the Municipality of Leeuwarden, you will receive these assessments. Just as any other resident, you must pay these municipal levies yourself.
Part of the advance payment for service charges is for the waste collection service. As the Municipality of Leeuwarden has now installed underground waste containers, we do not need to contract a company to collect your waste. As soon as we settle the service charges, you will be refunded any overpaid amount.
If you have any questions about the invoices the Municipality sends you, the easiest thing to do is visit the Municipality of Leeuwarden website where you will also find information on whether you are eligible for a partial remission.
When should I pay the rent?
You pay the first month’s rent, service costs and deposit in advance. We will send you instructions on how to transfer the amounts in advance.
After the first month, we will collect the monthly costs before every new month starts by means of a direct debit from your Dutch bank account (IBAN).
What is the difference between the deposit and the guarantee form?
The deposit is the amount that you transfer to us before your contract starts. If you deliver the apartment neatly and on time afterwards, we will refund your deposit. The guarantee form is a statement from your parent or guardian that you must upload in your profile. You or your guarantor do not have to pay the amount on the guarantee form in advance. In case you would you fall behind in your payments or cause major damage, higher than your deposit, we can contact your guarantor.
When will I be repaid the deposit?
If you have left your apartment clean and tidy and have no rent arrears, you will be repaid your deposit in any case within a month. However, we try out utmost to repay this amount within one to two weeks.
The rent will be debited from my bank account each month. How do I open a bank account (from abroad) so that the rent can be debited from my account?
For EU citizens
There is only one bank we know of that makes it possible to open a Dutch bank account before you live in the Netherlands: Bunq. They don’t require a Burgerservicenummer (BSN) at the moment you apply for a bank account. They do require your BSN within 90 days after your application. This means that you can open your bank account 90 days before your arrival in Leeuwarden. You will get your Burgerservicenummer after your registration at the municipality of Leeuwarden.

If you prefer to open a bank account of another bank (for example Triodos or ABN AMRO), make sure you do so as soon as possible. Send us an email once you have received your Dutch IBAN account number.
For non-EU citizens
Open a Dutch bank account as soon as possible (for example ING, ABN AMRO, or Triodos). Make sure that you do so no later than one week after your arrival in Leeuwarden. To do so, you require a ‘Burgerservicenummer (BSN)’. To get a BSN, you will need to register at the municipality of Leeuwarden first.
All tenants living at Markt058 (Dutch, EU and non-EU) need to register at municipality of Leeuwarden!

Where can I download my contract?
After both you as well as we have signed the tenancy agreement, you will received it directly by email. By having the contract received in your inbox, you can always retrieve the document. You can find the contract by searching for ‘SignRequest’ in your inbox.
If you can’t find it (don’t forget to check your spam folder!), send us an email.
To access your payments and invoices, log in to the website www.wolfhuisvestingsgroep.nl with the email address that you use to communicate with us. If it is your first visit? You can set your password by clicking on ‘wachtwoord vergeten’. You will then receive an email with your password (keep an eye on your spam folder in case you don’t see the email directly after requested).
Can I rent a parking spot?
Yes, you can rent a parking space. The monthly fee is €40. In addition, the one-off administration costs are €40 and a deposit of €25 is required for the parking pass. Bear in mind a one month notice period in case you wish to terminate the contract for the parking space. Click here for an example of the contract. Important note: this is an example.
